Why Mattress Protectors Matter in a Hotel Context
A quality hotel mattress costs between €300 and €1,500. A mattress protector costs €5–20. The maths are straightforward: proper protection extends mattress life from 5–7 years to 10+ years in commercial use. Beyond economics, protectors are a hygiene standard — particularly important in an era when guests are highly aware of cleanliness.
In commercial hotel environments, protectors are exposed to significantly more stress than in residential use: higher washing temperatures (typically 60–90°C), industrial detergents, tumble drying and rapid turnaround cycles. The specification you choose must be suited to this — not to domestic laundering.
Type 1: Waterproof with Elastic Band
The most common hotel specification. A waterproof membrane (typically polyurethane laminate) bonded to either a polyester or microfiber face fabric, with a fitted elastic skirt that keeps the protector in place during high-turnover use. Available in two main face fabric options:
Polyester 130 GSM
Lightweight, fast-drying, lower cost. Best suited to budget and mid-market properties with very high turnover. Dries quickly in commercial tumble dryers.
Quilted Microfiber 270 GSM
Quilted surface adds comfort padding and a premium feel. Heavier, slightly slower to dry, but noticeably softer for guests. Suitable for 3–4 star properties.
Terry Cotton 160 GSM
Cotton terry face with waterproof backing. More breathable than full polyester, absorbs moisture well. Popular in warmer climates. Slightly higher care requirements.

Type 2: Water Proof Fitted (Full Cover)

Laundering Mattress Protectors at Hotel Scale
Waterproof protectors should be washed at 60°C to kill pathogens while preserving the membrane integrity. Avoid fabric softeners — they coat the waterproof membrane and reduce its effectiveness over time. Tumble dry on medium heat; avoid high heat which can delaminate the waterproof layer.
